EC Eligibility (FAQ)
A Deferred Payment Scheme is a purchase arrangement offered by many developers where the buyer pays only a portion of the price (typically 20%) upfront as an initial deposit to secure the property.
Following this first payment, subsequent payments are postponed. Depending on the developer's specific terms, the next major payment might only be due two or more years later. This means the buyer is not required to make any further payments for a set period, usually the next two to three years. For an Executive Condominium buyer, this allows time after the downpayment to accumulate savings for the remaining amount.
Here is a typical breakdown of how the deferred payment process works for a condo:
- You pay a deposit to secure the Option to Purchase (typically 5% of the price);
- You then exercise the OTP and sign the Sale & Purchase Agreement (a further 15% of the price) within the stipulated period, often eight weeks;
- You make no further payments—no mortgage installments or property stamp duties—until the unit receives its Temporary Occupation Permit (TOP).
Therefore, rather than the standard 25% downpayment, your initial financial commitment is significantly reduced.
HDB upgraders purchasing a new Executive Condominium (EC) enjoy key benefits: they are exempt from the Additional Buyer's Stamp Duty (ABSD) and can continue living in their current flat. They are required to sell their existing HDB flat within six months after the new EC obtains its Temporary Occupation Permit (TOP).
When you purchase a new Executive Condominium (EC) directly from a developer, you could be eligible for a housing subsidy of up to $30,000 under the CPF Housing Grant Scheme.
